Areas we cover
We serve clients across the South West, Midlands, and beyond. While we’re rooted in Cheltenham, Gloucestershire, our clients come from across England and Wales. Here are some of the areas we regularly work with — if you don’t see your town listed, get in touch. If we can help, we will.
- Cheltenham & Gloucestershire: Our home base. We know the local property market well, and many of our clients are right on the doorstep.
- Gloucester: Just 10 miles away, and an area we serve regularly for both straightforward and complex equity release cases.
- Stroud, Cirencester & the Cotswolds: We work with a number of clients across this area, including properties with unusual construction, rural land, and listed buildings, all of which can add complexity to equity release.
- Bristol & South Gloucestershire: A significant proportion of our national client base comes from Bristol and the surrounding area, often via financial adviser referrals.
- Swindon & Wiltshire: We handle cases here regularly, particularly through our network of financial advisers.
- Oxford & Oxfordshire: Higher-value properties and a mix of older housing stock mean equity release cases here sometimes carry additional complexity. We’re experienced in both.
- Hereford & Worcester: Rural properties, agricultural land, and older building types are common in this area. We understand what lenders look for in these cases.
- Newport & South Wales: We work with clients across the Welsh border, including those with properties under Welsh jurisdiction.

What to look for when choosing equity release solicitors near you
Not all solicitors who offer equity release are specialists in it. Here’s what to check before you instruct anyone:
Equity Release Council membership: Members are bound by a code of conduct that protects homeowners. Tivoli Legal is a proud member.
A dedicated solicitor, not a rotating team: Ask whether the same qualified solicitor will manage your case from start to finish. Handovers slow cases down and increase the risk of errors.
Transparency on fees: You should receive a clear quote upfront. Be cautious of firms that are vague about costs until late in the process.
Experience with complex cases: Ask how they handle situations like leasehold properties, solar panel leases, or properties held in trust. Their answer will tell you a lot.
A clear process for the face-to-face appointment: Can they come to you if needed? Is there flexibility? This matters particularly if your mobility is limited or you’re some distance from their offices.
Communication you can count on: Equity release moves quickly once an offer is issued. You need a solicitor who keeps you and your financial adviser updated without you having to chase.
At Tivoli Legal, we meet all of the above, and we’re happy to answer any of these questions before you commit to working with us.
How it works

Financial adviser
Your financial adviser will undertake a thorough fact find with you regarding your financial situation and aspirations. They advise on the options available to you and if equity release is a suitable option for you. If you wish to proceed, your adviser will source the most suitable product for your needs.

Instruct Tivoli Legal
Once instructed, a qualified solicitor will take your detailed instructions to assess the complexity of your transaction. We will request any relevant documents and review these. Updating you if there are additional complexities or an anticipated impact on time to completion.

Offer Issued
The legal pack is sent to us directly from the lender’s solicitors, usually a day or two after you receive your offer. If you have any queries regarding the offer e.g. interest rate etc. we recommend discussing this as soon as possible with your adviser.

Legal Process
Once we are in receipt of the legal pack we will prepare our documentation and invite you to a (mandatory) face to face appointment with a solicitor either at our offices in Cheltenham or arrange for a solicitor to visit you in your home.

Completion
After the solicitors appointment we will request completion from the lender’s solicitors. On notification of the completion date, we prepare completion statements and seek your authority to complete. On completion date, the net funds are sent to us, and we forward these to you after payment of your adviser & legal fees. You can use the net funds as you choose.

Post-completion
Your lender will update the Land Registry title reflecting their charge. You are secure in your home for the rest of your life (or enter residential care). You can choose to treat the equity release as an interest only mortgage by making regular payments or you can allow the interest to compound – you choose.

Your questions answered
Why should I use specialist equity release solicitors near me?
Geography matters less than you might think — but expertise matters enormously.
When people search for equity release solicitors near me, they’re often assuming they need someone local. In practice, equity release is a specialist area of law and the right solicitor for your case is one who truly understands it, not simply one who’s closest to you.
That said, there is one aspect of equity release that does require you to be in the same room as a qualified solicitor: the mandatory face-to-face appointment. This is a legal requirement — it’s there to protect you — and it means your solicitor needs to be able to meet you in person at some point during the process. At Tivoli Legal, we offer that appointment at our Cheltenham offices, or we can arrange a home visit. We work with clients across England and Wales on this basis.
What specialist expertise actually means in practice:
Equity release transactions are more complex than a standard remortgage. Lenders have additional requirements because this is intended to be a lifelong financial commitment. A specialist solicitor will anticipate those requirements, know what evidence is needed, and have established relationships with lender solicitors to keep things moving. Equity release offers typically last around 42 days — there’s no room for delays caused by a solicitor who’s learning on the job.
So: find a solicitor who’s near enough to meet you, but choose them primarily for their expertise. If that’s us, we’d love to hear from you.
How do I know if my case is complex?
Common complexities we see — and handle — regularly include: leased solar panels, transfers on or off the title, multiple charges or restrictions, properties held in trust, listed buildings, non-standard construction, and rural or agricultural land.
One thing worth noting if you’ve been searching locally: some solicitors who aren’t equity release specialists may be willing to take your case, but may not have the experience to identify these issues early. That’s where things slow down. Our process is specifically designed around equity release, which means we know what to look for before it becomes a problem.
If you think your case might be unusual in any way, call us for a free conversation — we’ll give you an honest assessment.
How long will it take?
Each case we handle is unique, and the timelines are contingent upon the details of the property title. Typically, when applicants hold a standard residential mortgage with a mainstream lender, and all parties are listed on the property title, the process can be completed in approximately three to four weeks from our receipt of the offer.
To expedite these timings, we recommend providing the initial documents requested promptly so that we can assess your case, using our user-friendly app (if possible) and being available for the face to face appointment.
However, it’s important to note that complex transactions may require significantly more time. For instance, if the property is held in trust and necessitates unwinding, if the property isn’t in the applicant’s name, or an unregistered title that requires registration before proceeding.
Rest assured, once we commence working with you, we will provide precise guidance on the expected timescale, tailored to your case.
